It’s hard to believe we are half way through January already. How are you coming on those
New Year Resolutions? Making resolutions is easy – keeping them is the hard part.
The best way to keep a resolution is to develop a plan. If one of your resolutions for 2017 isa new home, we need to talk NOW! With the extremely fast pace of the Kansas City real estate market, a proper plan is extremely important in the overall success of your resolution. And the market in Lee’s Summit is different than the market in Overland Park, KS or even Kansas City. Obviously, a plan for a buyer will be completely different than a plan for a seller.
Market statistics for December 2016 in the Kansas City area show a 25.9% decrease in inventory (homes available for sale) as compared to 2015. In Lee’s Summit, as in the entire metro, we are officially in a Seller’s Market.

Buyers and sellers often want to wait until they have a deadline approaching. My lease is up March 1st. I will get my tax refund on February 15th. I want to keep my children in the same school until the end of the school year.
What most people do not realize is that there is a timeline involved in real estate as well. How long will it take to sell that house – and to find a new one? How much time will it take from the date we go under contract until the day of close? Did know that is 45-60 days?? Again, all reasons to call me NOW to start that plan.
